I still work actively on building sites, which means my inspections and reports are based on current building practice, not just theory. I focus on giving you realistic, builder-level advice so you understand what issues matter now and what can be planned as maintenance.

A typical three-bedroom house usually takes around 2–4 hours on site, depending on access to the roof space and subfloor, plus additional time to prepare the written report.
Your full written report will be delivered within 24–48 hours after the site inspection. If you require the report urgently, please advise me at the time of booking—same-day or next-day delivery may be possible depending on workload and inspection scope.
I visually check for signs of moisture and deterioration, and use moisture readings where appropriate. Any higher-risk areas are clearly noted in the report with suggestions for specialist follow-up if needed.
This report is prepared in a professional, structured format that is generally suitable to provide to your lawyer, mortgage broker, or bank as part of your due-diligence process. However, requirements can vary between institutions, so please check with your lawyer or bank if they need any specific wording or additional information.
I can provide practical advice on what upgrades are needed to meet the standards and, if requested, discuss suitable trades to complete the work. Any repair work is quoted separately from the inspection.
Payment is usually due on or before the day of inspection. Bank transfer details will be included with your booking confirmation and invoice.
